A mini business plan for Lionard, an Italian luxury real estate agency: a service that takes care of restoring the listed buildings it sells. Castles, villas and historic palaces fall under the Cultural Heritage Code (Legislative Decree 42/2004), so every intervention needs the Superintendency’s approval and firms certified for heritage restoration (SOA OG 2). The plan proposes to handle all of it for the buyer, from permits to works, with partner studios in each region.
Around the idea there are the market, with demand for historic homes rising and 70% of buyers from abroad, the value for each group of stakeholders, resources and capabilities, marketing and delivery, Porter’s five forces and a stakeholder map. The financial section rests on the company’s reported ratios for 2020 to 2022, not on projections for the new service.
